Why I built this

I did exactly what you’re thinking about doing.

I’ve spent more than 22 years in estate agency, including at Winkworth in London, where I became a branch manager within two years — admin, lettings, management, valuations, the lot. I learned the trade from every angle, and I kept watching good people get treated like file numbers during the biggest move of their lives. In 2020 I started 100 Key Properties on my own, at my kitchen table, because I knew it could be done better.

Since then we’ve sold over 400 homes and look after 70+ managed properties for landlords who trust us. Now I’m opening the brand up to agents who want what I wanted: their own business, without going it completely alone. If you’re any good at this — and frustrated — let’s talk.

What’s the catch?
Honestly? There isn’t a hidden one. You run your own independent business under our brand, you keep what you charge, and we put the portals, the enquiries and the marketing behind you. One thing to be crystal clear about: you earn from selling and letting homes — real fees on real deals — never from recruiting other agents. This is an estate agency, not a scheme.
Do I get an exclusive territory?
No — and that’s deliberate. You’re free to grow into a national agency, or run it as a lifestyle business anywhere in the UK. Nobody boxes you in.
Do I need to be experienced?
This is built for agents who already know the trade and are ready to run their own patch — valuers, negotiators, branch managers who are good at the job and tired of building someone else’s business. We’re not a beginners’ scheme.
Do I get access to your CRM or systems?
You don’t need any. There’s no software to learn and no logins to manage — you get one simple upload link for each property’s photos, description and documents, and our team does the listing on all three portals.
Am I genuinely self-employed — what about cover?
Yes, genuinely — your own company, your own hours, your own patch, and your own tax to manage (an accountant makes it simple). You hold your own Client Money Protection, redress-scheme membership, AML registration and insurance. What we put around you is the brand, the portals, the enquiries and the marketing — independent, but not on your own.
Do I keep my own clients and money?
Both are yours. Your clients contract with and pay your company, under your own Client Money Protection — 100KP never touches client money. You build your own book of business, and we put it in writing from day one.
What do I need before my first listing?
Your own company, Client Money Protection, HMRC anti-money-laundering registration, Property Redress Scheme membership, public liability and professional indemnity insurance, and ICO registration — plus, for each property, the title register, proof of ownership, the seller’s ID and your signed terms of business.
