Landlord questions

What does comprehensive management include?
Everything on this page: marketing, referencing, documents, deposit protection, rent collection, inspections, maintenance coordination and compliance tracking. You get a monthly statement; we do the rest.
How do you reference tenants?
Through Goodlord — income checks (typically 30× monthly rent annually, 35× for guarantors), credit history, previous landlord references and legal Right to Rent checks on every adult.
How is rent collected and paid to me?
Rent is collected monthly and paid to you with a clear statement showing exactly what was collected and any deductions — which always match the published fees above.
Can you take over an existing tenancy?
Yes. Our management takeover service (£350 plus VAT one-off) handles the transfer of documents, deposit and compliance records from your current agent or self-management.
What compliance certificates do I need?
At minimum: Gas Safety Certificate (annual), EICR (five-yearly), EPC rated E or above, and working smoke/CO alarms. We track every renewal date so nothing lapses — and can arrange each one at the prices listed above.
What changed under the Renters' Rights Act 2025?
The biggest shake-up in decades: Section 21 "no-fault" evictions abolished, all tenancies become periodic, and stricter property standards apply. Our managed landlords don't need to decode any of it — we ensure every tenancy is compliant and keep you informed of exactly what applies to your property.
Can you sell a property that has tenants in it?
Yes, we handle this regularly. Under the Renters' Rights Act 2025 a landlord can serve four months' notice to sell under Ground 1. Important: if the tenant vacates and the sale falls through, there's a 12-month ban on re-letting that property — we make every landlord aware of this before proceeding.
What happens if my tenant stops paying rent?
We chase from day one — the moment rent is missed we contact the tenant. If you have rent guarantee insurance through Goodlord, their legal team takes over and handles any court proceedings; if not, we advise on next steps. We strongly recommend all managed landlords have rent guarantee insurance in place.
