How long does a valuation take?
Usually 30–45 minutes. We look around, talk through comparable local sales, and give you an honest figure with the evidence behind it — no pressure to decide anything on the day.
Where will my property be advertised?
Everywhere buyers actually look: Rightmove, Zoopla and OnTheMarket, plus our social channels and registered buyer database.
Do I have to proceed after a valuation?
No. The valuation is genuinely free with no strings. Many people use it simply to plan — and come back when the time is right.
What’s your selling fee?
Simple and transparent: 1% on a sole agency basis, or 1.5% if you’d rather instruct more than one agent (multi-agency). It’s a 12-week initial term, then just one month’s notice to end it whenever you wish. No hidden extras — the fee we agree is the fee you pay.
How do you handle viewings?
We accompany viewings, qualify every buyer beforehand, and give you honest feedback after each one — usually the same day.
What happens after I accept an offer?
This is where most sales fall apart with other agents. We chase solicitors and the chain weekly, keep you updated, and stay on it until the keys change hands.
How long does it take to sell in Hornchurch?

If it was a buyer finance issue we relist at the same price and qualify the next buyer more carefully; if a survey flagged something we may adjust the strategy or price. We never simply throw the property back on the market without understanding why.
