What fees do tenants pay?
Just one week’s holding deposit to reserve the property while referencing takes place — and that’s it. No admin fees, no referencing fees, no hidden charges, exactly as the Tenant Fees Act intends.
How do you qualify tenants?
Goodlord referencing covers income (typically 30× the monthly rent annually, 35× for guarantors), credit history and previous landlord references — plus legal Right to Rent checks on every adult.
Where will my property be advertised?
Rightmove, Zoopla and OnTheMarket, with professional presentation, plus our social channels and registered applicant list.
Can you manage the property after move-in?
Yes — that's our most popular service. Rent collection, inspections, maintenance and compliance, with every fee published on our Landlords page.
How do tenants book viewings?
Straight through the booking calendar above, or by calling 0203 583 1311 — our phones are answered 24/7.
Do you handle compliance documents?
All of them — gas safety, EICR, EPC, deposit prescribed information and the How to Rent guide. Nothing is served late or missed.
How quickly can you find a tenant?
High-demand homes in good areas near stations can be placed within 1 to 2 weeks. We also have a network of Lithuanian-speaking tenants ready and waiting, which means some properties are placed even faster than through the portals alone.
What documents do I need to rent a property?
Proof of identity such as a passport or driving licence, proof of address, proof of income such as payslips (or accounts if you’re self-employed) and bank statements. Referencing is handled through Goodlord and our team guides you through every step.
What is the minimum income needed to rent?
Tenants need to earn at least 30 times the monthly rent as gross annual income — for a home at £1,200 a month that’s £36,000 a year. If income falls short, a guarantor earning at least 35 times the monthly rent may be accepted.
Can I have pets in a rental property?
Under the Renters’ Rights Act 2025 landlords must consider pet requests and can’t refuse without a reasonable, documented reason. Exceptions apply in leasehold flats where the lease prohibits pets. We’ll always check with the landlord on your behalf.
